Why Can't I Sell My Property?
One of these most common reasons apply to you:
1) Home is priced too high
2) It has been on the market for too long
3) You have the wrong estate agent
Problem 1: Home is Overpriced
This is the absolute most common reason why there is low demand. Estate agents can mislead you by overvaluing your property.
There is a difference between the agent advertising higher to have “room to negotiate” and simply being unfair. If you think this is your case, it’s time to take matters into your own hands.
Solution 1: Home is Overpriced
You need to find out what your home is worth by checking out the competition. In following, you need to think like a buyer.
Go to Zoopla or Rightmove and repeat the same type of search that your buyer would do.
Let’s say you’re selling a 5 bedroom house in Manchester for £300,000.
You should filter for 4-5 bedroom houses within 1 mile of your postcode. Then put 15% above and below your current asking price and see what you find. For this example that would be £250,000 – £350,000.
Find properties that are similar to yours in terms of rooms and decorative standards.
If they are advertised for less than yours, then you’ve found your rat. Your house price is being overpriced by the agent.
If there is nothing available that has a similar number of rooms/decorative standard then there are a few options.
Firstly, look at the “sold prices” function on Rightmove.
This is a powerful tool that tells you if anything has recently sold in the area and how much for.
Secondly, you can widen your search to places with more or fewer rooms and adjust the price.
Lastly, get at least 2 other agents local to you to value your property.
After doing all of the above, your pricing will be bullet proof.
Problem 2: It Has Been on the Market for Too Long
If your property has been on the market for more than 6 months, you have a stale listing.
Buyers seeing it will think it is tainted in some way or that they can buy at a heavy discount. If all you can get are cheeky offers, this could be why.
Solution 2: It Has Been on the Market for Too Long
The solution to this may sound simple: take the property off the market and re-list it.
However, there is a spanner in the works – both Rightmove and Zoopla do not allow re-listing within 14 weeks. That means, if the property is re-listed it will still have the original date.
The only exception to this is if you took your house off the market and then a sale fell through. For this situation you need to inform Rightmove or Zoopla directly and they will refresh the listing.
There are plenty of other ways to keep your listing fresh and get a second chance to impress.
- Add a video tour to help you stand out from the crowd by boosting your rankings. You can do this quickly and easily using your smartphone.
- Swap out the featured photo. It should be the front of your house to make your buyer curious to see more when scrolling through.
- Update the listing with some new information or a new photo at least every 2 weeks.
- Make sure your photos are high quality. You want your house to be dressed to sell and not have pictures of messy rooms!
